The Benefits of Working with Buildingwise Developments Newcastle
Holistic Design Approach
We consider not only the end result but the construction process as a whole.
This results in a more efficient and cost-effective build.
National Construction Codes
Navigating the Building Code of Australia can be difficult, we make it easy.
BCA Reports may be provided, and are often required, for more complex designs.
Design Review Process
At each Design phase, the development undergoes a review process by building professionals from all areas, including Architects, Engineers, Building Surveyors, and Builders. Ensuring the design is aesthetically pleasing and buildable.
A home that finally feels right
Most people only get one or two chances in a lifetime to design a space from the ground up. A home that has the right layout. A renovation that changes how the whole house feels. An extension that gives the family room to breathe.
When it works, you feel it every single day. The light, the flow, the kitchen that makes sense. The backyard you can see from where you sit. The kids are doing homework at the bench while you cook, because the space was designed for exactly that.
Getting there is not just about a good idea. It takes people who can take that idea and turn it into something buildable, approvable, & genuinely livable. People who understand design from the inside out and know what every decision will mean when the walls go up.
Our Services
Residential Building Design
Whether you are building a new home, renovating, extending, or looking to get more out of your land, Buildingwise Developments works across the full range of residential projects across Newcastle and the Hunter.
Every residential project starts with the same question: what do you actually want this space to do? The brief, the site, the council controls, and the structural implications of design decisions are all worked through as the design develops. Not checked at the end.
Granny Flats and Secondary Dwellings
A secondary dwelling on your property, whether a granny flat, detached studio, or self-contained unit, can make real practical sense. Design and approval pathway documentation prepared from the start, whether the right pathway is a DA or a CDC.
Granny Flats and Secondary Dwelling Design →
Dual Occupancy and Duplex
Two complete dwellings on the same allotment. Site assessment, approval pathway, and documentation prepared as a coordinated whole from the beginning.
Dual Occupancy and Duplex Design →
Knockdown Rebuild
When the case for rebuilding outweighs renovating, site constraints and council controls are assessed before any design direction is committed to.
Knockdown Rebuild Building Design →
Heritage Renovation
Building design for heritage-listed properties and heritage conservation areas. BCA requirements and heritage planning requirements reviewed together from the first concept through to completed documentation.
Heritage Renovation Building Design →
Commercial Building Design
Commercial fit-outs, change of use, industrial projects, mixed-use developments, and new commercial builds across Newcastle and the Hunter. Commercial projects carry more complex building code requirements than most residential work. Having building surveying knowledge built into the design process, rather than introduced at the end, makes a measurable difference.
Approval Documentation and Drafting
Development Application (DA) Documentation
Drawing packages and council approval plans prepared to meet council and BCA requirements, with consultant coordination and submission support. Prepared with the Construction Certificate stage already in mind.
Development Application Documentation →
Construction Certificate (CC) Documentation
Once DA approval is in hand, a Construction Certificate is required before construction can begin. Buildingwise Developments prepares precision construction documentation that moves through CC assessment cleanly.
Construction Certificate Documentation →
Building Information Certificates (BIC)
Received a council notice about unauthorised building works? A BIC provides a formal resolution pathway under NSW legislation. Handled directly by Buildingwise Developments.
Building Information Certificates →
Project Management and Construction Support
Ongoing involvement through the build, including site visits, builder coordination, and variation review. Scope ranges from construction support to full project management, confirmed at engagement.

Why Buildingwise Developments
Most building design practices produce plans. Compliance review, engineering input, and buildability assessment come later, usually from external consultants, often after the design is already locked in and changing course means starting over.
At Buildingwise Developments, that knowledge is built into every stage of the design process. Not because it is a nice idea in theory. Because the people here have spent decades working across construction, design, and certification, and they have seen firsthand what it costs when the two things do not talk to each other from the start.
At each design stage, every project is reviewed by registered building surveyors and a licensed builder. Not as a final check before lodgement. Throughout the process, from the first sketch to the completed drawing set.
A problem caught at the 5% design stage costs almost nothing to fix. The same problem discovered during construction can cost tens to hundreds of thousands of dollars.
Most clients do not know that a design can pass Development Application approval but still fail at the Construction Certificate stage. They do not know how much difference it makes to have compliance and buildability knowledge applied from the start.
That is exactly the kind of problem Buildingwise Developments is set up to prevent.
The Practice
Buildingwise Developments is led by Kurt Moroney, a licensed building designer and building surveyor, and reviewed at every project stage by Peter Moroney, a registered building surveyor and licensed builder with more than four and a half decades of hands-on construction and certification experience.
That combination, design knowledge and compliance knowledge working together from the start of every project, is the practical foundation of how the practice operates. Most building design practices do not have that combination in-house. Most rely on external certifiers consulted late in the process, after decisions have already been made that are expensive to reverse.
The wider team holds qualifications in structural design and architecture from the University of Newcastle. The depth of capability that combination brings within a single regional practice is uncommon, and it shows up in how every project is handled, from the first brief through to the completed drawing set. When you work with Buildingwise Developments, you deal directly with the people doing the work.
Where We Work
Buildingwise Developments is based in Newcastle and works across Newcastle, Lake Macquarie, Maitland, Port Stephens, Singleton Shire, Dungog Shire, the broader Hunter Valley, and surrounding areas.
Kurt and Peter have worked across every council area in the region for decades. That is not a positioning statement. It is the practical result of being genuinely embedded in this part of NSW for a long time.
For the right project, work extends across broader NSW. Active projects have reached as far north as Kempsey on the Mid-North Coast, and past Sydney to the South Coast and Southern Highlands.
Start Your Project
The best starting point is an enquiry. It gives us enough information to have a real conversation about your project, the approval pathway, and what the process looks like, without unnecessary back-and-forth before anyone knows the scope.
